Homebuyers: 4 Signs Heating Should Be Replaced

Home with sold signYou’re in the market for a new home, but don’t know much about the evaluation process. One of the most important elements to inspect in a potential home is the HVAC system. During a typical New England winter, the heating source’s performance has a direct impact on your family’s comfort.

If you’re interested in buying a particular property, what are some telltale signs that the heating system needs to be replaced?

You Hear Strange Noises

During a tour of the home, listen for any abnormal sounds coming from the heat source. If you hear popping, banging or rattling noises, there could be an obstruction inside the system. In this case, something is not functioning properly and the issue should be discussed with the sellers.

The System Is Damaged

Check that the system is clean and shows no outward signs of damage. For example, a dirty furnace with a cracked pipe could be emitting dangerous chemicals into the air. During the inspection, ask the sellers how the age and maintenance schedule of the heating system.

According to ENERGY STAR, a general rule of thumb for replacement is after 15 years of use. Before this milestone is reached, a lack of repairs could also lead to inefficient performance.

Your Allergies Act Up

When an old heating system continues to operate without proper maintenance, a home can collect a lot of dust. If you or the sellers are sneezing throughout the tour, dust particles could be coming from uninhabited areas, like an attic or crawlspace, through the vents. Bad indoor air quality is a serious concern, as these pollutants can compromise health long-term.

Do You Feel Cold?

As you walk from room to room, does the temperature remain steady? When some areas are hotter or colder than others, the problem could be inadequate insulation or failing ductwork.

If the current homeowners have a zoning system installed, each room can be set to a different temperature based on occupancy and individual comfort level. Otherwise, the changes in temperature are likely due to poor equipment operation.

If you feel comfortable, you can also ask the sellers if they have noticed an increase in their energy bills. While other factors could be impacting an uptick – for instance, frequency of use – inefficient operation is often the culprit. Moving into a home that needs HVAC repairs? Contact the team at M.J.
